With the Rosenberg Quartier, the Schwarz Group has created an innovative living concept in the heart of Heilbronn based on future-oriented ways of living and working. Whether it’s for a short or long stay, for one night or three years: The new Rosenberg Quartier is designed to be both a home and a place to socialize for Schwarz Group employees, external residents, and college students in Heilbronn. Schwarz Immobilien Service, as the operating company, sees to that with a range of tailored offers and services.

A total of 479 furnished apartments offer a cosy home from home in the region. Combined with the variety of services on offer, this truly is accommodation with a difference.

The Rosenberg Quartier and Urban Development in Heilbronn

The Rosenberg Quartier – a site that is as well connected as it is central – was previously used in an industrial capacity by the company KACO. The halls, administrative buildings, and production facilities on the site evolved over several decades. A key aim of the project was to preserve the historic structures and carefully integrate them into an innovative concept. That’s why the striking brick factory building from the start of the 20th century has been renovated to meet modern requirements and converted into a restaurant with a lounge. The building is now an integrated and integral part of the Quartier. The entire area is accessible to the public.

With 6 buildings and 479 apartments, the Rosenberg Quartier is not only helping to enhance the city centre – it is also relieving the pressure on the fraught housing market in Heilbronn. Culturally, the Rosenberg Quartier aims to be a meeting place for students, professionals, and visitors. It offers a new gastronomic option in Heilbronn in the form of the Cäcilie restaurant.

The Rosenberg Quartier Team

With the Quartier app and fully digitalized infrastructure, the Rosenberg Quartier offers an innovative concept for a home away from home. Our local team are also on hand as a central point of contact for all Quartier residents. The Quartier office can be found on the first floor of building A (see the site plan). Our Quartier manager and our caretaker are available Monday to Friday from 10 a.m. to 12 p.m. and 2 p.m. to 5 p.m. to assist with any questions or issues that may arise.

History

Right at the heart of Heilbronn lies the old industrial area, bordered by Südstrasse, Cäcilienstrasse, and Rosenbergstrasse. Since 2019, the former factory site of the automotive supplier KACO has been home to an innovative living concept: The Rosenberg Quartier.
The focal point of the new Quartier is the old brick factory building, which was used at the start of the 20th century to manufacture the supplier’s first engine gaskets. KACO was the first special factory of this kind in Germany, and so marks an important technological milestone in the history of modern seal systems.

Today, the first floor of the striking factory building hosts the Cäcilie restaurant and lounge, which is open from early to late for breakfast, lunch, coffee and cake, and dinner served in a stylish setting.

The operator of the new Rosenberg Quartier is Schwarz Immobilien Service, part of the Schwarz Group.
