Serviced Apartments

General Information

Our serviced apartments are the perfect alternative to a hotel for short stays in Heilbronn. All apartments are comfortably furnished and fully equipped. Depending on the category, the one and two-room apartments are between 19 and 42 square meters. With a weekly room cleaning service and fresh linen included, as well as the wide range of other facilities available at the Rosenberg Quartier, our serviced apartments offer the perfect combination of the comfort of an apartment and the service of a hotel. You can stay for as little as one night up to a maximum of six months.

The Rosenberg Quartier offers a total of 206 apartments across three buildings. They are one and two-room apartments between 19 and 42 square meters. The apartments are available in the categories Standard+, Comfort+, and Studio+. Depending on requirements, apartments with a balcony are available. All apartments are accessible directly at ground level or via an elevator.

We want our serviced apartments to offer the perfect alternative to a hotel, so all our apartments are modern and furnished to a high standard. Detailed information on the different types of apartment and their fixtures and fittings can be found on the “Serviced Apartments” subpage.

No, smoking is not permitted in the apartments.

No, as we have something even better: The Rosenberg Quartier is designed to be a modern, digital home away from home for students and residents. With our Quartier app for Android and iOS, you always have a direct line to the Quartier management team. You can use the app to report damage and problems and submit requests. But we are also here for you in person: The Quartier office is a central point of contact for all Quartier residents and guests. If you have any questions or issues, our Quartier manager and our caretaker are on site and happy to help.

Our apartments are designed for a maximum of two people. In detail:

  • Standard+: 1 person
  • Comfort+: 2 people
  • Studio+: 2 people

Yes, we want to create a home for everyone, so all our Comfort+ apartments are barrier-free.

There are five wheelchair-accessible apartments in building A. Further information can be found on the “Serviced Apartments” subpage.

Tenancy Period

You are always welcome. The serviced apartments are available to book for stays of one night or more.

Our serviced apartments are designed as short-term accommodation. The booking is therefore limited to a maximum of six months.

Booking and Payment

Our serviced apartments are currently only available to book via our website. If you encounter any difficulties or have any questions about the booking process, just get in touch via telephone or email and we will be happy to help. 

Our rates for the serviced apartments only apply to short stays in the Rosenberg Quartier. We essentially offer two payment options for these stays: 

  1. A non-refundable rate for fixed bookings at a special, lower rate.
  2. Do you prefer more flexibility? Then opt for our flexible rate. For an extra cost, you can make your booking flexible. 

That depends on when you cancel and the rate you have booked.

  • If you have booked a flexible rate for a short stay of up to 29 nights, you can cancel the booking up to 48 hours before the start of check-in (4 p.m.) free of charge. If you cancel after this time or in the event of a no-show, we reserve the right to charge the total amount of your booking.
  • If you select a noncancelable rate, free cancellation is not available. In the event of a cancellation or a no-show, we will charge the total amount of your booking. If you book a longer stay of 30 nights or more, the first month will be charged in full.

Unfortunately not. Even with the flexible rate, you must cancel your stay at least two days prior to the start of check-in (4 p.m.). If you do not cancel by this time, we regret that we will have to charge the total amount of the booking if you do not show up.

If you want to cancel your booking, simply log into your account and click on “Cancel”.  

Please take note of your booked rate. Free cancellation is not always possible. For short stays, you can cancel up to two days prior to arrival free of charge with the flexible rate.

You can pay for your stay in our apartments securely and easily by credit card (VISA or Mastercard).

No, you do not have to pay a deposit for our serviced apartments, no matter how long you stay.

 

 

Yes, of course. When you make your booking, you can book a parking space in our underground garage at the same time. You can book a space with a charging station if you need one.

Check-in

Once your booking has been confirmed, you will receive two emails and an SMS from us. Using the QR code we send you, you can drive straight into the underground garage and can access the check-in area. Here, you can check in using our machines and are given a key card that you can use to open the door to your apartment.

You can check into your apartment from 4 p.m. on the arrival day. You must check out by 10:00 a.m. on the departure day. Unfortunately, it is not possible to change these times.  

Your Stay

Your apartment is cleaned once a week free of charge. Your bed linen and towels are also changed. Upon request and for an additional charge, we can also provide an additional cleaning service and linen change.

In cooperation with our partner “WeWash”, the Rosenberg Quartier offers five laundromats with the latest washers and driers. The machines can be booked and paid for easily via the WeWash app.

As well as top-quality apartments, we also provide a whole host of services to help you feel at ease during your stay. Further information on all our facilities is available on the “Services” subpage.

No, we do not offer room service.

If you have any questions or requests, you can contact our Quartier office on-site. You can find the Quartier office on the first floor of building "A" (see the site plan). Our Quartier manager and a caretaker are available Monday to Friday from 10 a.m. to 12 p.m. and 2 p.m. to 5 p.m. Outside of these hours, you can also contact our 24/7 emergency hotline.

No, pets are not allowed in the Rosenberg Quartier as a general rule.

You can extend your stay at any time via our website or by contacting our hotline. However, depending on capacity, we cannot guarantee that the same apartment will be available.

You must check out by 10:00 a.m. on the departure day. Unfortunately, it is not possible to change these times. 

Check-out

You will receive your invoice by email automatically once you have checked out.

If you have left something behind in your apartment, you can go to our Quartier office on the ground floor of building “A” (see the site plan) or contact our 24/7 emergency hotline.

Student Apartments

General Information

All students from Germany and abroad with a valid certificate of enrollment are welcome here.

 

 

 

218 fully furnished one and two-room student apartments offer between 21 and 38 square meters of living space and have their own kitchen and bathroom. We offer four different types of apartment in total:

  • Standard apartment 
  • Comfort apartment 
  • Studio apartment 
  • Room in a shared apartment

The rent includes all utility costs such as electricity, water and heating. Parking spaces in the underground garage are available to book as an optional extra.

As well as top-quality apartments, we also provide a whole host of services to help you feel at ease during your stay. These include our fitness studio, digital parcel stations, bicycle storage, and communal areas with roof terraces and study rooms. With a restaurant, five laundromats, an event kitchen as well as a multipurpose room, we have created the perfect home. Further information on all our facilities is available on the “Services” subpage.

You can start your tenancy on the first day of any month The tenancy may always be terminated at the end of a quarter (31 March/30 June/30 September/31 December).

 

 

To book one of our student apartments, we need the following documents:

  • Current certificate of enrollment or certificate of study/acceptance 
  • ID document/passport
  • For non-EU citizens: residence permit
  • For minors: declaration of consent from a legal guardian

Yes. We ask that you submit a valid certificate of study for each summer and winter semester.

You can easily view a show apartment on our website by taking a virtual tour. Unfortunately, it is not possible to view the apartments in person beforehand.

 

 

Our apartments are generally marked as “available” five months before they become available for a new tenant to move in, so you can book them early even if they are currently still occupied. As the tenancy period always terminates at the end of a quarter, the apartments are available at the start of the next quarter. We do not have a waiting list.

We want to ensure the optimal allocation of our accommodation. Therefore single-occupancy of a Studio apartment is now also possible.

As there is only one double bed (1.20 m wide) in these apartments and it is not possible to fit in an extra bed due to the layout, this apartment is not suitable for use as a shared apartment. If you want to live in a shared apartment, take a look at the details for a "Room in a Shared Apartment".

 

 

As soon as we have confirmed receipt of your deposit, you will be able to access the tenant portal using your login details (via the app and on our website). You can find the landlord's certificate under “Apartment” - “Documents”.

No, pets are not allowed in the Rosenberg Quartier as a general rule.

To ensure that all residents can enjoy an appropriate environment for learning and studying, our house rules stipulate quiet hours between 10 p.m. and 7 a.m. Of course, our communal areas can be used for get-togethers, but our quiet hours apply here too. As the Rosenberg Quartier is in a residential area, we must be considerate of the surrounding neighborhood. Our roof terrace is therefore open between 8 a.m. and 8 p.m. only.

Fixtures and Fittings

Each apartment is equipped with the following furniture:

  • Bed incl. slatted frame and mattress with protective cover (1.20 m) and storage compartment
  • Dining set composed of table and two chairs
  • Desk with office swivel chair, rolling file cabinet and whiteboard
  • Kitchenette with microwave with grill function, induction cooktop, extractor fan, refrigerator (incl. freezer compartment) and waste separator
  • Hall cupboards with shoe rack (in the Standard category)
  • Full-length mirror
  • Curtail rail with hooks
  • Shower room with shower shelf
  • Hygiene flush
  • Balcony furniture (one table, two chairs)
  • Studio apartments also have a sofa 

Please bring your own crockery, cutlery and other cooking utensils. We also do not provide a duvet, pillows, or covers, nor do we provide cleaning equipment.

 

 

No, but all apartments have separate ventilation system.

No, there is no cable connection and no connection to a satellite dish or antenna. However, you can access all digital services thanks to the unlimited WLAN.

You can log into the RQ WLAN and connect your devices using your login details. The WLAN speed is 2 Gbps. If you require a LAN connection as well, please contact us via the tenant portal after you have moved in.

Rent & Deposit

You can find the prices of the individual apartments under “Student Apartments”.

We want you to relax and feel at home here. That is why the rent includes all utility costs such as electricity, water and heating, meaning that you do not incur any extras. Specifically, this includes:

  • A fully furnished apartment, including kitchen 
  • Use of the communal areas
  • All ancillary costs such as waste disposal fees, electricity and water consumption, and Internet usage via WLAN
  • Use of the fitness studio, study rooms, roof terrace and bicycle parking too

Yes, there are additional costs for some extra services based on usage.

Laundromats: 
There are separate fees for the use of the washing machines and driers. The laundromat is operated by our partner “WeWash”.


Parking spaces:
Parking spaces are rented separately; a separate monthly rent is payable for this.


Event kitchen | Multipurpose room: 
You can rent the event kitchen and the multipurpose room from the Quartier office for a fixed charge.

Any television and radio license fee (“GEZ”) accrued is not included in the flat-rate rent. Each tenant must comply with the obligation to notify the relevant authorities.

 

 

You are responsible for transferring the rent yourself. It is always due by the third day of the current month. We recommend setting up a monthly standing order with your name and lease agreement number as the payment reference. The rent must be paid in euros.

The deposit is 800.00 euros (or 1,200.00 euros for Studio apartments). We must receive the deposit no later than three working days before the tenancy begins. Once we have received the deposit, you will receive a confirmation email via the applicant portal. 
We cannot grant you access to the apartment until we have received your deposit, and this has been confirmed.

The alternative to a cash deposit is security deposit insurance, which simply requires you to pay a low annual fee to the insurer. There is no need to organize a surety bond, as the insurer usually sends this directly to us.

Once we have countersigned the lease agreement, it will be available for you to download in the applicant portal. The next step is for you to select the type of deposit. If you have selected the type of deposit and later decide you want to change your mind, please contact us via email. Our IT support team will reset your selection.

The deposit needs to be transferred to the bank account specified in the lease agreement. Please specify your name and lease agreement number as the payment reference. The bank transfer must be made in euros.

If all outstanding payments have been settled, the deposit will usually be returned to you two to three months after you move out. When you move out, we will ask you for your bank details and your new address. The deposit will then be paid back into this bank account. The surety bond will be returned to the insurer (not the tenant) once you have moved out.

If there are no outstanding claims, we will return the security deposit insurance certificate to the insurer no later than four weeks after you move out. Please tell the insurer your new address before you move out.

Yes, as long as you have transferred the deposit to us, we can transfer this to your new tenancy. Please let us know on the day that you move out at the latest. If you concluded security deposit insurance for your current tenancy, you will need to take out a new security deposit insurance policy for your new tenancy.

Tenancy Period and Termination

The minimum tenancy period is three months and the maximum tenancy period is 3.5 years. This also applies even if you have concluded multiple tenancy agreements. All tenancy agreements have a fixed term.

As long as you do not exceed the maximum tenancy period of 3.5 years, you can conclude a new lease agreement. You can look up which apartments are available on our website. Contact us via email and we will prepare a subsequent lease agreement for you.

You can conclude a lease agreement for the entire duration of your studies and temporarily sublet your apartment. Alternatively, you can rent an apartment for just three months at a time. However, if you choose to do this, please be aware that we cannot guarantee the availability of apartments.

You are concluding a fixed-term lease agreement. This term is binding. Your lease agreement can only be terminated ordinarily for the following reasons:

  • De-enrollment
  • Your studies require you to move elsewhere
  • You are continuing your studies elsewhere

Please note that appropriate evidence must be submitted in the event of a termination.

Moving In

You can move in on the first of the month in accordance with the lease agreement. You will receive a QR code via email and SMS, which you can use to enter the building the first time. If you have booked a parking space, you can use the QR code to enter the underground garage.
In the check-in area, you can register at our check-in machines with your lease agreement number and surname to receive your key card. You use this key card to access the apartment.

You can access the RQ and your apartment using the key card.

No, the access card cannot be sent by post.

You must have the following documents when you move in:

  • Current certificate of enrollment
  • Copy of lease agreement with original signature
  • Visa/residence permit

No, your tenancy begins on the first of the month. It is only possible to move in on the 30th and 31st of a month in exceptional cases (e.g., an existing tenant changing apartments).

When you move in, you will find a handover report as well as an information folder containing a lot of useful tips and notes. Please check the fixtures and fittings and the technical appliances in your apartment for any damage and document this in the report. Please post the handover report into our mailbox at the Quartier office within three days of moving in. Alternatively, you can send it to us via the tenant portal.
Please note: If defects are not reported when you move in, you may be held responsible as the perpetrator when you move out. The apartment handover report is therefore for your own protection.

You can also access your apartment using your cell phone. If you need another key card, you can get this from the check-in machines in the check-in area or from the Quartier office.

Subletting

Yes, you can sublet your apartment on the condition that your subtenant is also enrolled at a higher education institution. Please note that you will remain the main tenant and will be liable for any damage.

We require the following information and documents from your subtenant:

  • ID document
  • Email address
  • Certificate of enrollment (this must be submitted per semester for the duration of the sublet)
  • Subletting period

Once these documents have been reviewed, you will be told whether you are allowed to sublet your apartment. The subletting agreement you conclude will then be checked by the landlord and access authorization provided.
The name of the subtenant will be displayed in the doorbell system and on the mailbox for the specified subletting period. The name of the main tenant will remain visible.

The main tenant gives the subtenant a card.

Yes. However, they are not able to access the tenant portal until the first day of the subletting period. To log in for the first time, the subtenant must enter the registered email address on our website and click on “Forgotten password”. They will then be sent a link to create a password.
All the important information is available for the subtenant to view in the tenant portal.

Yes. The resident can use all the functions in the app. Please note: In the case of more than one tenancy phase, the current tenancy must be selected in the app settings (under “Contracts” [Verträge]).

No. The landlord’s certificate is only generated for the tenant in the tenant portal. If your subtenant requires an equivalent document, they can contact us via the tenant portal. 

Yes. The subtenant is allowed to handle appointments with tradespeople. If the subtenant will be handling the apartment handover at the end of the lease agreement, we will need authorization. The main tenant must email this to info@rosenberg-quartier.de in advance.

Moving Out

You will receive a proposed date from us around 14 days before moving out. Please confirm this date promptly. Apartment handovers generally take place on the last working day of the month between 8 a.m. and 1 p.m. Inspections are not performed on weekends or public holidays.

The apartment inspection is usually carried out by an employee from the management team and a caretaker together with the tenant.

If you are not able to be there in person on moving-out day, you can authorize somebody else to take your place at the handover.
Please notify us in advance and send us the corresponding authorization.

No, you can no longer access the apartment after the handover.
You also return your key card at the handover. 

The apartment must be completely cleared by moving-out day!
Clean your apartment thoroughly! Pay particular attention to the following areas when cleaning:

  • Microwave
  • Refrigerator incl. freezer compartment
  • Bathroom facilities
  • Shower cubicle (limescale-free!)
  • Bedframe

If any damage or technical faults occur at any point up to the time that you move out, please notify us immediately via the tenant portal.

Removal boxes that you will be sending by mail must not be temporarily stored in the corridors and communal areas until they are collected. Make sure that these boxes are collected by the removal company before you move out or ask a fellow resident to store them until they are collected.

Unwanted belongings (clothes drying racks, crockery, shelves) may not be left in the apartment or the garbage room. They must be disposed of in advance at a recycling center. Please feel free to offer these items to your fellow residents first.

Non-Serviced Apartments

General Information

Anyone can rent a non-serviced apartment in the Rosenberg Quartier.

The Rosenberg Quartier offers a total of 55 non-serviced apartments. There are two-room and three-room apartments offering between 58 and 110 square meters of living space. All non-serviced apartments have a balcony and are accessible via an elevator. Further information on the fixtures and fittings can be found on the “Non-Serviced Apartments” subpage.

The Rosenberg Quartier offers much more than just an apartment. We want you to feel at home here, so we offer a host of services free of charge, including the use of our fitness studio, digital parcel stations, bicycle storage and communal areas with roof terraces and study rooms. Add in our restaurant, laundromat and event kitchen, and we have created the perfect home – with everything you need, right on-site. We also offer a cleaning service, underground garage, children’s playground, multipurpose room, Quartier app, Quartier office and 24/7 hotline.

The tenancy begins on the first day of any month.

To apply, you need an ID document/passport. Non-EU citizens need a residence permit. A credit report from the German credit -reporting agency (SCHUFA) is also required.

You can view a show apartment on our website by taking a virtual tour. Unfortunately, it is not possible to view the apartments in person beforehand.

Unfortunately, we do not have a waiting list. But with 55 premium non-serviced apartments in the Rosenberg Quartier, there is sure to be another one that meets your wishes.

No, pets are unfortunately not allowed in the Rosenberg Quartier out of consideration for your fellow residents.

Fixtures and Fittings

All non-serviced apartments have real wood parquet flooring and underfloor heating for a wonderful, homely feel. Electric shutters and an elegant built-in kitchen offer comfort and convenience too. The modern bathrooms are furnished with a premium mirror cabinet, a hygiene flush as well as a bathtub or shower. All non-serviced apartments also come with a balcony and their own lockable cellar compartment.
